Three Landlords Are Filling Doral's Empty Storefronts, and They Don't Agree on What Goes There

September 17, 2026

Walk into CityPlace Doral this month looking for the used-to-be Brimstone space, and you won't find another restaurant. You'll find sixty televisions, seven private sports simulator suites, and a covered patio stocked with cornhole and bocce. A few minutes away, in Downtown Doral, the newest addition isn't loud at all. It's a seafood counter where you can pick your own fish out of a display case. And over at Trump National Doral, the golf resort has filed paperwork for something that hasn't opened yet and might not for a while.

Three different property owners spent the past year deciding what goes into their empty storefronts, and none of them made the same call. That's not a coincidence of leasing timing. It's what happens when three separate owners, with three separate ideas about what a Doral night out should feel like, are all building at once.

The Owner Who Bought a Different Kind of Center

CityPlace Doral changed hands in June 2025. Continental Realty Corporation, a Baltimore-based investment firm with more than $4 billion in assets under management across thirteen states, paid $87.5 million for the 235,000-square-foot, grocery-anchored center at 8300 NW 36th Street. The seller, PGIM Real Estate, had built the center around The Fresh Market, Cooper's Hawk, and Anatomy Fitness, and it was already about 80 percent leased when the deal closed.

What CRC has done with the space since then tells you something about how the new owner thinks. More than 40,000 square feet of new leases have gone to what the acquisition's own announcement called traffic-generating concepts: Escapology, OAKBERRY, ManCave for Men, and, most visibly, a 12,000-square-foot sports lounge that opened its doors on March 31, 2026.

What Actually Moved Into the Old Brimstone Space

PLAY Sporting Lounge took over the former Brimstone restaurant and the empty storefront next to it, a footprint more than three times the size of the founders' original location at the Seminole Hard Rock. Inside: roughly 60 televisions, seven Full Swing-driven simulator suites where guests can play golf, hockey, baseball, or a dodgeball game against digital zombies, three digital darts lanes, and seating for more than 300 people spread across an indoor bar, an outdoor bar, and a covered patio built for backyard games. The kitchen, run by executive chef Manny Saavedra and corporate chef Justin Fields, leans more ambitious than the space suggests, with raw bar towers and a truffled lobster pearl pasta mac alongside brisket street tacos and a smash'd burger, most shareable plates priced between $10 and $20.

Founders Terry Lee and Adam Flierl built their first version of the concept, PLA Sports Bar, inside the Seminole Hard Rock Hotel & Casino in Hollywood, where it opened just before COVID shutdowns hit in January 2020. Doral is the flagship, and the founders don't see the neighboring bowling alley or comedy club as competition. They see the whole center as one destination.

AOL's report quotes Flierl:

"We love everything we can do to keep people in the center."

That's the CRC playbook in one sentence. A grocery-anchored center depends on one store to guarantee daily foot traffic. What CityPlace has added since 2025 is designed to guarantee that once people arrive, they don't leave for anywhere else.

A Few Minutes Away, a Different Kind of Homecoming

Downtown Doral, the roughly 250-acre mixed-use community that sits a short drive from CityPlace, isn't owned by Continental Realty Corporation, and its recent additions look nothing like CityPlace's. In late December 2025, FreshCo Fish Market & Grill opened there, and the story behind it explains why the restaurant fits Downtown Doral the way PLAY fits CityPlace.

Founder Mario Palazon developed his first conch fritter recipe on the ground floor of a building in the old Koger Center, the same property Downtown Doral now sits on. Years later, his original FreshCo location in Kendall earned the title of Best Seafood Restaurant in Florida from Eat This, Not That, and Yelp ranked it 13th on its national seafood list in 2023, the only South Florida restaurant to make that cut. Palazon turned down more than twenty offers to open elsewhere in South Florida before choosing Downtown Doral. The site also closes a loop that started decades earlier on the same ground.

The new location, roughly twice the size of the Kendall original, seats 120 to 130 guests and includes a full seafood market alongside the dining room. Guests can order corvina, salmon, grouper, mahi, or octopus prepared to order, or take a fresh catch home to cook themselves. A few items on the menu, including fish more common in Latin American and Mediterranean cooking, were added specifically for the Doral crowd. FreshCo joins a lineup that already includes Negroni Sushi Bar & Bistro, Bombay Darbar, and Bulla Gastrobar, restaurants built for a two-hour sit-down meal rather than a game-day crowd.

The One That's Still Just a Permit

The third property in this story is the most speculative. In March 2026, Sushi by Bou Global LLC filed permit applications with the Florida Department of Business and Professional Regulation to open at 4400 NW 87th Avenue, the address of Trump National Doral. No opening date has been announced.

Sushi by Bou started as a sushi speakeasy inside a New York City hotel and opened its first Florida location in 2019 at the former Versace Mansion in South Beach. The brand now operates close to twenty locations and has plans for Salt Lake City and Downtown New York. Its format is built around timed omakase tastings, a 12-course Signature menu and a 17-course Bougie option, served in a small, dimly lit room built for one seating at a time.

A filed permit is not a ribbon cutting. Residents who have watched restaurant rumors circulate before know the difference matters. But it's worth tracking, because if it opens, it would add a third distinct approach to Doral's dining picture: a private equity firm at CityPlace, an independent operator in Downtown Doral, and a golf resort bringing in an established omakase brand.

Property Who's deciding Notable addition or plan What kind of night it's built for
CityPlace Doral Continental Realty Corp PLAY Sporting Lounge, opened March 31 A loud group night, game day, birthdays
Downtown Doral Independent operators FreshCo Fish Market & Grill, opened late December A sit-down dinner you'd make a habit
Trump National Doral The resort itself Sushi by Bou, permit filed, no date set Worth watching, not worth planning around yet

The Fall Calendar Underneath All of This

None of the above tells you what else is happening in Doral this fall, so here's the part that does. The Doral Yard, the food hall and outdoor stage anchoring Downtown Doral, runs a full weekly schedule on top of its new neighbor FreshCo:

  • Oktoberfest runs three evenings, October 1 through 3, with Bavarian-style food, beer, and live music from 7 p.m. to midnight.
  • Football season programming runs from September 2026 through February 2027, with NFL RedZone on the venue's screens.
  • Thursdays and Saturdays bring recurring Latin Vibes nights with DJ sets and drink specials.
  • Monday brings a free Hatha Yoga class, and a weekly Mat Pilates session sponsored by Baptist Health rounds out the fitness side.
  • Wednesday night is dominoes and whiskey, a lower-key midweek reset before the weekend rush.

The city's Hispanic Heritage Month programming, including folkloric performances, live mariachi and salsa, and a Best Empanada in Doral competition, folds into the same fall calendar for anyone looking for something beyond the two commercial centers.

What This Actually Means If You Live Here

The easiest mistake is treating every new sign in Doral as the same kind of news. It isn't. CityPlace's additions all point in one direction because one owner, with one strategy, is making all of them. Downtown Doral's lineup is built one independent decision at a time, which is why FreshCo's opening reads less like a leasing win and more like a homecoming. Trump National Doral is its own resort with its own timeline, and a filed permit there is worth watching, not worth building weekend plans around just yet.

If you want a loud night with a group and a reason to stay past dinner, CityPlace has that covered now, family-friendly early in the evening and louder as the night goes on. If you want the kind of restaurant that earns a standing reservation, Downtown Doral's lineup, FreshCo included, is where that identity is being built one opening at a time. And if you golf at Trump National, keep an eye on the permit filings before you plan a dinner around a sushi bar that hasn't opened its doors.

Knowing which owner is behind which storefront doesn't change what Doral is. It just means the next new sign you see tells you something specific, not something generic, about the kind of night waiting behind it.

Doral keeps adding to itself in ways that are worth watching even if you have no reason to move. But if you're weighing a change, whether that's more space, a different commute, or just a neighborhood that's clearly still building, One Trust Realty knows this market from the inside. Schedule a consultation when you're ready to talk through what a move here would actually look like.
